Do you provide help with the advert?
Yes.
If you are not that computer savvy, have a number of templates what you can use to help you create a professional sounding advert.

You can either email us your images and property particulars and we will upload them to the site for you. All you need to do is register online or have sent us a form stating that you agree to our terms and conditions.

What does an Estate Agent do that I can not?
The beauty of a good estate agent is that they are professional negotiators and they are able to show prospective buyers around when you are out. However, out of all the properties our team have viewed over the years, as individuals looking for a home, only a hand full were shown by estate agents, and the sellers did all the hard work.

The estate agent simply acted as a booking service to arrange a suitable time for both parties to meet. Also many sellers have criticised estate agencies for not keeping them informed and they are left chasing the agents for a status. To us, your property sale is extremely important. For them it’s one of many they’re dealing with. Good estate agents are able to negotiate on your behalf and if this is not something you are comfortable doing, then maybe an estate agent is right for you.

I am already using an Estate Agent, can I still use you?
Maybe.. If you are already with an estate agent you will have one of the following types of contract between the estate agent and yourself:

  1. 'Sole selling / letting' means your estate agent is the only one with the right to sell or let your house. Even if you find a buyer or tenant yourself, you'll still have to pay the agent!
  2. 'Sole agency' also means the estate agent is the only one with the right to sell or let your house but if you find a buyer or tenant yourself, you will not have to pay the agent.
  3. 'Multi agency' means that you can choose several estate agents to market your house but you will only have to pay commission to the one who sells or lets it.
  4. 'Ready, willing and able purchaser' is a contract. If the estate agent finds you a buyer and you later withdraw from the sale, you'll still have to pay them.

As we are not an estate agent and your contract is either 2,3 or 4 then you can still use our services and sell or let your properties privately.

Note:  Check your contract is not for Sole Selling rights. If so your agent can claim commission even if you sell the property. Hopefully your contract is for Sole Agency.  

If you have any questions about these scenarios, you should check with your Estate agents.

Can I use UKHousing.com and an agent?

Yes you can. As outlined above, just check that you don’t have a Sole Selling contract with them.
If it’s Sole agency or multiple agency it means they can’t claim commission on any sale you get from this site. However even if you are under sole agency contract you may find the estate agents are not pulling their weight.

How can I get a Estate Agent Board
We will send you a Estate Agent Board (excluding poll) within 5-10days. This is included in the standard paid advert cost.

What do I have to do to sign up?
You can click the register menu option.  You will then need to fill in a form which will take less than one minute. A confirmation e-mail will be sent and once you’ve accepted it you will be able to upload you property details.

We advertise with Fish4Homes, Channel4 and many more.

Can I change or add to my advertisement once it is online?
Yes - this can be done in your account. We allow you to change all aspects of your advert, with the exception of the address once the advert is paid for and published.
You can access this at anytime from anywhere
- as long as you have internet access.
Once the changes have been approved your advert will be back on the internet in under 24 hours

Can I advertise multiple properties with you?
Yes,
you can advertise multiple properties with us (additional subscription fees apply).

What details are shown on the advert?
You decide at the time of creating the advert whether you want your name and phone number to be shown on the advert.
You can either choose to display no contact information (default) at all with buyers contacting you via us.  We will send you the contact details of the buyer through email alerts, or you can choose to display your name and a contact telephone publically number on the advert.

How much does it cost to advertise on ukhousing.com?

What about my Privacy? Do you sell my email address?
No. We do not sell your email address or any other information about you to any marketing companies or other 3rd parties.  We may insert a sponsored message into the messages we send you.  But we do not pass on your details to third parties.

Can I pay by cheque?
Yes.  but be prefer plastic.
Note: Your advert will not be published online until your cheque has cleared

What is the process of selling my property?
1) Get a home seller pack. This will also help you with the valuation
2) Decide your price ie how much you want to sell it for by valuing your property.
3) Put it on the market ie advertise it here and possibly use an Estate Agent(s) - avoiding sole seller contracts
4) Line up a solicitor or conveyancing agent to handle the legal aspect of the sale
5) Respond to enquiries and arrange viewings.
6) When someone makes an offer (a) Exchange solicitors or conveyancing agent details (b) They have to confirm they have finance in place eg a mortgage offer or a mortgage in principle
7) The legal details are agreed between the soliciters This is known as the conveyancing.
8) When all has been agreed you Exchange Contracts
9) You agree a completion date ie when you will actually sell/ buy.
This is the day the buyers’ legal representatives hand over the money. Your solicitor or conveyancing agent makes sure the money has been transferred properly and confirms you can hand over the keys.
That’s it.

What do I get from you / how do I know all is in order?
You will be able to see your advert on our website and the major property sites on our panel.  You will also get confirmation from Protx that your card payment has gone through.

How soon will I see my property on-line?
You will see it immediately on this website. (Simply use our search a property tool). On our partner major property websites it’s
within 24 hours (on a working day).

What if I have any problems or questions?
