Advertisers

In all following paragraphs, the terms "You" / "Your" refers to you the customer / advertiser / vendor. We" / "Us" / "Ours" refers to ukhousing.com Ltd UKHousing and UKHousing.com. The "Service" refers to online property advertising purchased by the customer and provided through the Ukhousing website.

Consent
By submitting your property details to us for publication on the Ukhousing website you are indicating:
1. That you are the legal owner of the property with the sole right to sell/let, or you have the legal power of attorney on behalf of the property owner.
2. That you agree to Ukhousing publishing these details for you.
3. That the details supplied by you are true and accurate and are not misleading in any way.  UKHousing does not take any responsibility for the accuracy of the information supplied and cannot be held liable.
4.That if you have a contract with an Estate Agent, you have independently checked your contract with regards to the terms and conditions as to whether you must pay the Estate Agents commission if your property is not sold or let  through them.  If this is found to be the case and you are liable to pay an Estate Agents commission, UKHousing will not be liable.
5. That only one property will appear in each advert.
6. That (when applicable), you will assemble the ‘For Sale’ or ‘To Let’ board complying with the local planning authority regulations.
7. That you will arrange and conduct viewings for the advertised property.
8. That you will inform UKHousing once the advertised property is sold.
9.That you understand the service will commence within 24 Hours or less on receipt of your payment by UKHousing
10.Business are excluded from all special offers related to property advertisements.

Under no circumstances will our liability exceed the value of advertising fee received.  This does not affect your statutory rights as a consumer.

Copyright
In respect of any property details or photographs submitted by you for publication on Ukhousing, you confirm that you own full rights to such details and / or photographs and you agree to grant a copyright license to Ukhousing.
Ukhousing cannot use photographs from estate agent's particulars without express permission. It will be the customer's responsibility to ensure they have copyright over any materials supplied to us for publication on their behalf and you agree to indemnify Ukhousing in respect of any claims or expenses incurred by Ukhousing in respect of breach of copyright issues.

Free Advertisements
Properties advertised for free may appear on our partner sites but we only guarantee that free adverts will appear on the UKHousing.com website

For Sale Subscription
Property are advertised until sold on the UKHousing.com web site, and for 12 months on our partner sites.

To Let Subscription
Property are advertised until let on the UKHousing.com web site, and for 3 months on our partner sites.

Refunds
Ukhousing Ltd offers a full 100% refund for your advert providing you inform us within 48 hours of your advert going live. Notification can be sent by e-mail to refund@ukhousing.com or in writing by sending a letter:

After the 48 hour period has elapsed we cannot offer any refunds under any circumstances.
Ukhousing cannot accept any claims due to the hardware / internet faults or technical problems but we will take sufficient measures to provide a reliable service.

All data held will be kept in the strictest confidence and governed by and construed in accordance with English Law and the data protection act.
Under certain circumstances we will make your details available to third parties who may include but are not limited to:

In no event or circumstance shall ukhousing be liable for any special, indirect or consequential damages or any damages whatsoever resulting from loss of use, data or profits, whether in an action of contract, negligence, arising out of or in connection with the use or performance of this information.

Any property information published on UKHousing must be verified first hand by prospective buyers before acting upon it.

It is your responsibility to use suitable anti-virus software on any material that you may download from UKHousing.

Limitation of Liability
UKHousing will not be liable for negligence, breach of contract, misrepresentation or otherwise, for a direct or indirect consequential damage suffered by you as a result of your use of our website or third party products and services marketed through UKHousing.com Limited.

We will not be liable for any computer virus transmitted through UKHousing.  It is your responsibility to use suitable anti-virus software on any material that you may have downloaded from UKHousing.
